Pre-Lease Conditions
The lease is conditional upon the full satisfaction of the landlord based on the following
reports:
1. Employment Verification: A letter of employment (including salary, position, start
date, and employment status) along with the most recent pay stub showing cumulative earnings to date. Self-employed applicants must submit their most recent personal and corporate notices of assessment.
2. Credit & Rental History Check: A credit report from Equifax will be requested from the tenant, followed by a background check and a credit report verification at the expense of the listing broker.
3. Reference Check: Clause 9.2 of this Promise to Lease applies (tenant consents to verifying payment history and provides references from previous landlords).
Upon Offer Acceptance (Next Steps):
4. Deposit: Tenant agrees to provide a security deposit via e-transfer to REMAX PLATINE within 48 hours.
5. Insurance: Proof of civil liability insurance ($2M coverage) for the entire lease term.
6. Utility Transfer: Confirmation letter from Hydro-Québec confirming account transfer.
7. Move-In/Move-Out Rules & Fees: Tenant is responsible for adhering to all syndicate regulations and covering any applicable fees.
8. Rent Payments: Tenant agrees to provide post-dated checks for the full lease term.
9. Building Regulations: Tenant must read and agree to all building by-laws and regulations.
10. Lease Documentation: Standard Quebec lease draft provided in English, along with an email communication consent form.
During the Lease:
11. No Pets.
12. No Smoking or Vaping: Tenant shall not, nor allow anyone to, smoke, vape, or grow tobacco, cannabis, or any other illegal substance inside the unit, common areas, or anywhere on the property.
13. No Short-Term Rentals: Airbnb or similar short-term subletting is strictly prohibited and will be considered a fundamental breach of the lease.
14. Compliance with Building Rules: Tenant is responsible for any fines resulting from non-compliance with the by-laws and co-ownership declaration.
15. Key & Fob Replacement: Tenant is responsible for any fees related to lost keys or fobs.
16. No Subletting or Lease Transfer: Subletting or lease transfer is not permitted without prior written consent from both the landlord and the syndicate.
End of Lease:
17. Condition Upon Return: At the end of the lease, the unit must be returned in the same condition as when rented, including all inclusions and maintaining the floors and walls in good condition.
18. Mandatory Visit Accommodations: If the lease is not renewed, the tenant must allow visits from prospective tenants with 48 hours' notice. The same applies to potential buyers if the unit is listed for sale during the lease term.
